All of the historic sites are open and free during Heritage Days and the Chamber is providing free shuttle service to all of them. This year you can pick up a "passport" at Heritage Days and get it stamped at each historic site. You have one year to fill your passport so feel free to visit Scituate often. Once your passport is full you can turn it in for prizes!</div>

You can climb Lawson Tower and gaze at the amazing view of Scituate. Millionaire Thomas W. Lawson ordered the construction of <a href="http://scituatehistoricalsociety.org/tower/" target="_blank">Lawson Tower</a> (click on the link in purple to read more about Lawson Tower courtesy or Scituate Historic Society) as a complement to his new country estate, “Dreamwold,” at the beginning of the twentieth century. Local legend says that after the Scituate Water Company constructed its steel standpipe, Lawson’s wife Jeannie saw it and asked her husband to do something about the view out their back windows at Dreamwold Hall. Lawson then hired an architect to travel to Europe and research appropriate designs to cover up the standpipe. Recent research, though, suggests that Lawson knew of the water company’s plans well before the standpipe went up, and had plans in mind well in advance (Scituate Historic Society).</div>

Visit the iconic and scenic <a href="http://scituatehistoricalsociety.org/light/" target="_blank">Scituate Lighthouse</a> (click on link in purple to read more about the lighthouse courtesy of the Scituate Historic Society). In the year 1810 the United States Congress voted $4000 to build a lighthouse at Scituate Harbor. The Light, of split granite blocks with a one and one half story house attached, was activated in 1811. </div>

the Massachusetts South Shore Region has experienced an increase of 31% in the
number of residential units (single family and condominium sales) selling at or
above $1 Million as compared with the same period in 2015.<span style="mso-spacerun: yes;"> </span>The eleven communities that comprises the
South Shore region includes the towns of Cohasset, Duxbury, Hanover, Hingham,
Hull, Kingston, Marshfield, Norwell, Pembroke, Plymouth and Scituate and collectively
are “home” to approximately 200,000 residents.<o:p></o:p></span></div>

<div class="MsoNormal" style="margin: 0in 0in 8pt; text-align: justify;">
<span style="font-family: Calibri;">For single family homes, the
million dollar plus sales in the first half of 2016 (104 units) averaged $1,452,850
which is approximately 4% higher than the average sale price of $1,396,320
during the first six months in 2015 (77 units).<span style="mso-spacerun: yes;">
</span>The average size of these homes has remained relatively unchanged
between these two years – 4,209 sq ft in 2016 versus 4,226 sq ft in 2015.<span style="mso-spacerun: yes;"> </span>The number of days on market has dropped in
2016 by 3 percent to 167 days from 173 days in 2015.<span style="mso-spacerun: yes;"> </span>For the first six months of 2016, the highest
sale posted was $4,800,000 and is located in Duxbury – this sale is 50% higher
than the highest sale posted in the first half of 2015 at $3,200,000, which is
located in Cohasset.<o:p></o:p></span></div>

<span style="font-family: Calibri;">For condominium residences, the
statistics show a slight decline in the averages.<span style="mso-spacerun: yes;"> </span>The million dollar plus sales in the first
half of 2016 (7 units) averaged $1,270,081 which is approximately 16% lower
than the average sale price of $1,468,253 during the first six months in 2015
(8 units).<span style="mso-spacerun: yes;"> </span>However, part of this decline
can be explained in the decline in the average size – a decrease of 5% from
3,819 sq ft in 2015 to 3,644 sq ft in 2016.<span style="mso-spacerun: yes;">
</span>The number of days on market has increased by 28% in 2016 with an
average of 144 days in 2015 to an average of 200 days in 2016.<span style="mso-spacerun: yes;"> </span>For the first six months of 2016, the highest
sale posted was $1,575,000 and is located in Hingham – this sale is 20% lower
than the highest sale posted in the first half of 2015 at $1,888,830, which is
also located in Hingham.<o:p></o:p></span></div>

listing price of $1,575,000 – from list date to close, the sale took 36 days.<o:p></o:p></span></div>

I sometimes feel like I am lost in a sea of conformity. “Why
can’t you just be like the rest of us Doc Marten-Gap wearing Jägermeister-drinking
cool people”? I have a certain friend (who shall remain nameless) who would say
to me that regardless of what the circumstances, I would only do something if
it’s “something I want to do”. Sue me for not wanting to waste my Saturday and
Sunday watching people hit each other, throw a ball, race around in a big
circle, or chase a little white ball around. Nor do I want to be a hipster
doofus (thank you Elaine Benes) who has no real aspirations. <o:p></o:p></div>

Get the picture? I don’t necessarily want to be like
everyone else, even on small, unimportant matters to my everyday life. Like,
for instance, certain aspects of real estate. The same things show up over and
over—granite countertops, stainless steel appliances (maybe I don’t like an
industrial look), hardwood floors (hey!—maybe I don’t want to clomp around
everywhere I walk), and open floor plan. Well, I too have had reservations

There I am, minding my own business during a small home
improvement task (putting up a picture). I have all the materials (picture frame,
hook, level) and tools (cordless drill, bits) I need. I even had a Post-It note
folded in half to catch the dust from the drill bit as it came out of the wall
to save me clean up time. I didn’t have a stud finder, so being the ‘experienced’
DIYer I simply knocked on the wall to find the location of the stud I wanted to
use. And of course, being the experienced DIYer I didn’t even really mark the
spot with a pencil—no, no, I just placed my drill on the spot in the middle of
the stud, determined by my knocking on the wall to find it. Put up my folded Post-It
to catch plaster dust and drilled gaily away, exerting more pressure than I
really needed to. Next thing I know there is a sizable spark and electrical
flash, the smell of burnt plastic, and all the hallway lights going out. Turns
out not only did I not hit the middle of the stud, I hit the edge of the stud
to which the electrical wiring was stapled.<o:p></o:p></div>

do? That’s right, don’t bring your tank inside (even though in theory it’s
empty). They just don’t want to take the chance there might be a mishap with

While driving around town I see people raking and companies blowing leaves and hauling them away. I always think, there has to be a better way. So I got thinking, all the meadows (nature's lawns) that don't get raked after the splendor of autumn has blown off the trees and on to the ground, look beautiful in the spring and no one took the time to rake and fertilize. So why is it so important to rake in the fall? I understand why it's beneficial to rake in the spring and that's kind of fun unearthing sweet buds and seedlings from the crust of winter, but the fall? It made sense to me that keeping the fallen leaves on the ground as protection was nature's free, organic, ecological mulch and a perfect excuse to do something else during the fall! Apple picking? Cider making? Guess what I found while surfing the net??</span></div>

It's that time of year again. I have been complaining about the Christmas decorations in the stores and Christmas Carols on the radio and it wasn't even Halloween yet. Then Halloween happened and suddenly there were six Fridays left until Christmas. How can that be? I had dreams of having all of my Christmas presents bought and wrapped by Thanksgiving and then I woke up this morning and realized that Thanksgiving was two weeks from tomorrow. Not only have I not bought <em>one</em> gift, not wrapped <em>one</em> present but I haven't even researched, planned and prepared what I am going to make for Thanksgiving. We travel to Vermont to my parents house for Thanksgiving so I do have to plan. We recently bought a new house and are doing some renovations so we are in a rental for now so I guess in some ways I have an excuse. But, I had planned on being so organized and prepare everything I could ahead of time...</div>

I thought about all the work we have to do on the house and all of my kitchen being in storage and I became really overwhelmed. Anyway I digress. I decided instead of panicking and making it bigger than it really was I took a deep breath, pared down my list of dishes and tablescapes and started to look into what I could do ahead of time.</div>

<span style="font-weight: 700;">SEVEN DAYS AHEAD (THURSDAY!)</span>If you haven’t ordered a turkey yet, do it now.</div>

<span style="font-weight: 700;">SIX DAYS AHEAD</span> Start your stuffing. Cube up some nice, crusty bread, spread it out on a baking sheet, and let it dry out for a few days. The drier the bread, the better able it is to absorb all the good seasonings you will be putting in the stuffing. You can also make your cranberry sauce this far ahead (the cooked kind with loads of sugar, that is). If your family recipe is a raw relish, wait until three days ahead.<span id="more-68933"></span></div>

<span style="font-weight: 700;">FIVE DAYS AHEAD</span> Pie dough time. Toss together what you need, wrap it up and stick it in the fridge. If you’ve made the dough far ahead and frozen it, now is a good time to take it out of the freezer and let it defrost in the fridge until you are ready to bake (ideally on Thanksgiving morning, but the day before will do, see below). Start buying groceries and produce: sweet potatoes, potatoes, green beans, onions, kale, lettuces, herbs. Stock up now, so you won’t have to make too many last-minute trips to the supermarket later.</div>

<span style="font-weight: 700;">FOUR DAYS AHEAD</span> The Sunday before the big day, and a golden time for getting things done. Are you making some green bean casserole type dish? Blanch your green beans today. If you’re not planning on a casserole, blanch some green beans anyway, then quickly sauté them on Thanksgiving with garlic, sesame oil, chile sauce and soy sauce for a vaguely Asian-inspired dish. Or, sauté the beans with lemon zest, lemon thyme and hazelnuts; or bacon, sage and shallots. Make the gravy. You don’t have to wait for the turkey drippings. Just sauté flour and butter into a light brown roux, then whisk in strong turkey or chicken stock. It will keep in the fridge until you need it. Just before serving, pour in all those glorious golden drippings from the roasting pan. If your turkey is frozen, start defrosting it in the refrigerator. Allow a full day for every 5 pounds of fowl (a 20-pounder will need a full four days). If caramelized onions are on the menu for any purpose (to top the green beans or the potatoes, for example), make them on this day.</div>

<span style="font-weight: 700;">THREE DAYS AHEAD</span> Make your vinaigrette for the salad, if you’re serving one, and prepare the greens. Wash them and dry them well, then wrap them loosely in paper towels, place in a plastic bag and put them in the crisper. They will be fresh and springy on Thanksgiving Day. If you don’t wash the greens ahead, you know you’d never get that salad on the table. If you’re serving butternut squash, peel, seed and cube it. Then on Thanksgiving, all you have to do is toss it with olive oil, salt and maybe some garam masala (or maple syrup and cayenne if you like) and roast at 425 degrees until golden and caramelized. You can also peel and cut up carrots, rutabaga and beets, and separate cauliflower florets.</div>

<span style="font-weight: 700;">TWO DAYS AHEAD</span> Getting anxious? Now the fun part begins: the cooking. You can’t make fluffy mashed potatoes this far ahead, but you can make a <a href="http://www.nytimes.com/2011/11/16/dining/mashed-potato-casserole-with-sour-cream-recipe.html" style="color: #326891;">mashed potato casserole</a>, or put together your sweet potato casserole. Cool them, chill them, then bake them just before serving. Make your stuffing with your dried-out bread. You can make the filling for your pumpkin and pecan pies. Ditto for an apple pie if your recipe calls for cooking the apples first (raw apples won’t keep). Store everything in the fridge — if you still have any fridge space, that is! If you don’t, fill a cooler with ice packs and use it as a secondary fridge. If you plan to brine the turkey, do so on this day. Make sure to keep your brined turkey cold; it needs to be kept at under 40 degrees or bacteria could grow. Another option is simply rubbing salt, pepper and seasonings (herbs, juniper, spices, chili powder) all over the turkey and letting it sit uncovered in the fridge for 24 hours.</div>

<span style="font-weight: 700;">ONE DAY BEFORE</span> Bake your pies, if it will stress you out to bake them Thanksgiving morning. Bake them as late in the day as possible. With pie, it’s the fresher, the better. If you like having warm biscuits (say, cornmeal sage) straight out of the oven with your turkey, make the dough for them today. They will keep in the fridge overnight, then bake while the turkey is resting. If you haven’t done anything from the list above, do it now. You’ll finish your cooking marathon with plenty of energy to begin the next one: eating, of course.<br />

<strong>The Pilgrims’ autumn celebration in 1621 was the first American Thanksgiving.</strong> </div>
The Pilgrims were hardly the first people to stop and thank their creator for a bountiful harvest. Native Americans had a long tradition of thanksgiving celebrations. The Algonquian people, for example, participated in regular ceremonies linked to the crop cycle, while the nearby Wampanoag annually celebrated the first harvest of the new season with a “strawberry thanksgiving.”<br />
Europeans who arrived in North America before the Pilgrims also engaged in such observances. There is evidence of a thanksgiving service held in 1564 near present-day Jacksonville, Fla., by French Huguenots . The next year, Spanish documents refer to a thanksgiving Mass celebrated at St. Augustine by conquistadores (who would soon slaughter the Huguenots). Texas historians say Spanish colonists celebrated thanksgiving with the Manso Indians near present-day El Paso in 1598, not early enough to beat out Florida but still a generation before the celebration in Massachusetts. Among English settlers, there is evidence of a thanksgiving celebration in 1607 at a short-lived colony on the coast of Maine, and of two others among Virginia colonists in 1610 and 1619.<br />
More important, the 1621 celebration wasn’t a thanksgiving at all from the Pilgrims’ perspective. As they understood it, a thanksgiving was a solemn observance, a “holy day” devoted to worship in acknowledgment of a specific, extraordinary blessing from the Lord.<br />

Do you know what Scituate's Town Song is? Did you know Scituate had a town song? Well, neither did I until I started doing some investigating in the the history of Scituate. </div>

One thing I always wondered about was the names of some of the roads in Scituate like Chief Justice Cushing Highway or Old Oaken Bucket. Chief Justice Cushing must have been one important person to have a highway named after him because I am sure it was difficult to put that long name on a map or GPS... Old Oaken Bucket? I mean that sounds like a poem to me, not a street you can put on your monogrammed stationary!</div>

As it turns out, Chief Justice William Cushing was arguably Scituate's greatest citizen. There isn't a lot written about the man but I did find some facts that warranted the Scituate's Greatest Citizen Title.</div>

<li><i style="font-family: Georgia, 'Times New Roman', serif;">He entered Harvard Univeristy (then called Harvard College) at the age of 15. </i></li>

<span style="background-color: white; color: #636363; font-family: "fira sans" , sans-serif; font-size: 16px; line-height: 24px;">Poet Samuel Woodworth’s poem “The Old Oaken Bucket” made The Old Oaken Bucket Homestead and Well on of the most popular local attractions in the late 1800s. His poem, a lament for the lost days of his youth, has been described as one of the most beautiful works in the English language, and was translated into more than eight other languages around the world. Samuel Woodworth was born in Scituate in 1784, and lost his mother when just twelve years old. His father married Betsy Northey and went to live on the farm on the road now called The Old Oaken Bucket Rd. As a boy Samuel helped his father farm and often, hot and thirsty, drank from the well. Afterward he became a publisher in New York and in 1817 wrote the poem which has since become famous the world over. In 1935 the citizens of Scituate voted “The Old Oaken Bucket” as the town’s official song.</span></div>

Recently on a beautiful fall like afternoon, my daughter and I decided to celebrate the fall season on a new to us "local" way. We are originally from Vermont and always head back to the Green Mountains to take in the splendor of "Leaf Peeping Season". Columbus Day weekend we headed up to Vermont to gaze at the almost neon maple trees and the magnificence of so many trees turning so many different shades of golds, oranges and reds.<br />

As luck would have it Mother Nature didn't cooperate with my work schedule. Although "peak" happens at different times in the fall and different people have different opinions of what "peak" actually is there is usually some color for Columbus Day weekend in my hometown of Vermont, but not this Columbus Day. Nope. I don't know if it was because the summer was unusually warm or because I drove four and a half hours to take my elderly father on a ride to see the colors but whatever the reason, it looked like late summer... Anyway, my daughter and I decided to get a taste of the South Shore/Cape Cod version of "leaf peeping" and we headed to Wareham Ma. to the Cranberry Harvest Festival.<br />

We took a guided wagon ride around the cranberry bogs, we sampled a new flavor of cranberry juice Ocean Spray Cranberry Pink Grapefruit Juice, pretty amazing in a Mimosa I would think) and we nibbled on lobster rolls and candy apples. Blew our diet but it was mighty tasty! Who knew there was so much to learn about cranberries? There were paddle boats floating around on the scenic Tihonet Pond, music playing and even a train ride for the little ones. It really was a nice event complete with crafts to buy and even helicopter tours of the bogs. While it wasn't the magnificence of the Green Mountains in fall it was a new tradition for us and certainly one that we will honor each year. Oh and the cranberries being corralled in the bogs was a pretty spectacular color if I don't say so myself!<br />

Today I was perusing the internet (as I usually do for my job) reading various real estate blogs and generally trying to figure out this strange world of buying and selling real estate. One thing was really clear in all locations and in all price ranges, you HAVE to make your property look as good as it can. If it's on the small size you need to make it look bigger or at the very least uncluttered, if it's outdated you need to bring current elements in to spruce it up, you get the picture. Pack away the family pictures, I know it's sad and you like looking at them but you want people to envision their life in your home, not your life in your home! It's such an easy thing to advise on but such a difficult thing to do. I know, I am a Certified Home Stager and I just sold my home and let me tell you, I had several people come in and advise me on what to store and what to keep - I just couldn't remove myself personally enough to see what needed to be done. Yes, I sold my house (9 days on the market) but the point is (in my professional opinion as a stager and a realtor) - <em>it's easier to sell a staged house.</em><br />

I found this great article today from NC Homebuyers - Love the title and the tips were great too Dress your home for a date with a motivated buyer. Don't you love that analogy? Who can't related to that? What do you all think? Have any of you had good (or bad) experiences with staging? I highly recommend choosing a realtor (like us) who has an in house staging department.<br />
